What has happened so far?
The developer has put forward five proposals:
- The seventh version of the proposal was placed on the City’s Development Tracker on 24th June, 2025
- The sixth version of the proposal was placed on the City’s Development Tracker on 22nd April, 2025
- The fifth version of the proposal was placed on the City’s Development Tracker on 17th October, 2024 and was rejected by Council at the December 2024 Committee of the Whole council meeting.
- The fourth version of the proposal was placed on the City’s Development Tracker on 14th May, 2024
- The third version of the proposal, was submitted to the City in January 2024 and presented at the JBNA CALUC meeting on 14th February. This third version incorporates only a few of the design changes recommended by the city planners.
- The second version of the proposal was submitted to the City in September 2023 and received comments from the Planning, Transportation and Engineering Departments in October. The City made numerous recommendations for a smaller building, less density and improved design that would make the proposal fit with the neighbourhood. Few of the design recommendations were included in the developer’s third proposal.
- The first version of the proposal was discussed at the April 2023 James Bay Neighbourhood Association’s Community Association Land Use (CALUC) meeting and met strong resistance. This proposal was never submitted to the City Planning Department. The developer made some changes based on community feedback including height reductions and fewer units.
